For most homeowners, the home has been a place where you’ve built mountains of memories. There are a number of emotions tied to what’s happened inside those four walls. When the FOR SALE sign is installed on the lawn, it is time to let go of those emotions and put your home in a different perspective.
Now is the time to look at “the house” as an INVESTMENT. The sale of “the house” is now a business transaction with decisions being made, not influenced by emotion-filled memories, but with “your eyes on the prize”…..the bottom line, the cashing out, the liberation from debt or whatever your particular Real Estate goal may be. You can FEEL the difference in emotion when you say “my home” versus “the house”, right?
There are a few common mistakes home sellers make when they don’t let go.
First is over-valuing your home. Buyers aren’t going to pay more for a feature in the home just because you think it is special. What might have drawn you to the home when you purchased may not be the same thing today’s buyers find important.
Second, as a seller you need to understand a buyer may say critical things about your home …..things you just don’t want or need to hear. Buyers will point to property flaws and, while it may be difficult to hear, during a negotiation, it means a buyer is serious and actually wants your home. Neither of you is likely to get everything you want during the negotiations. That moment of absolute perfection in a deal, NEVER arrives. So make sure your Realtor prepares you and manages your expectations.
Finally, it’s not about winning or losing. For a sale to end well, both parties need to find common ground. Find the bottom line, whether it is money or repairs, that makes both of you both sleep well at the end of the day after a fair …to both…market transaction.
Remember the goal. You put your house on the market in order to have a SOLD! sign on the lawn.
