Here’s Your MMMM for MID March!

Compared to Mid-March 2015, sales soared this year by more than 20%!

New Listings were slightly down, so you know that the bulk of sales are happening within existing inventory.

Average sale prices in the GTA rose by a whopping 12% to $694 K

Sales are still occurring at a 2:1 ratio in 905 vs 416 area codes.  The city of Toronto is clearly still very very low on inventory.

In the city, the sales of DETACHED homes rose by almost 5%, whereas in 905 sales shot up by 25%…where there is actual supply.  However, at this rate, my guess is this TOO shall pass!

Average sale prices for these homes went up almost 6% in the city, ($1,162,000) vs 19% in 905.  So that price gap between the burbs and the city is beginning to close.

Sales of Semi-detached homes rose by over 30% in BOTH area codes.

Average sale prices in the city came in at $849K, an increase of 7% in the city.

Finally CONDOS in the city sold for a mere 2.7% more than last year at this time ($409K) and sales rose by an impressive 17%.
