We advise sellers NOT to be home when buyers are coming through the listing, with an eye toward considering a purchase of the property. It makes the buyer uncomfortable and reluctant to openly discuss the pro’s and con’s of acquiring the house. And it CERTAINLY is not beneficial for the seller to hear any negatives, like “Why would anyone paint their dining room purple??? After all, the seller’s home really is her castle! This is also why we stage homes…we are marketing a listing in order to attract the NEW OWNER…and we need to UNpersonalize the house so that the prospective buyers can imagine their furniture AND their family living in this house. I actually advise my selling clients to stop using the work “home” and to start using the words “house” or “property” as soon as we go to market. Best to UNown the house in anticipation of getting the best price the market will bear.
