If you’ve visited MY SOLDS recently, you will see I helped my wonderful clients sell their home in ONE painless day!! The prep work was onerous and detailed….I feel such sorrow for what we put our sellers through…but the ends do justify the means!!
And during the de-cluttering and information gathering process, I realized that ARCHIVING is very important….and this particular client, who had lived in her wonderful home for the past 15 years was a GREAT archivist. They had done a major 2 storey reno 15 years ago, new furnace, AC, Roof, exterior landscaping and they had had the basement waterproofed, new pipes and drains installed etc etc.
The important part of all this was they were able to hand me a file filled with all the dates, $$ invested, companies hired to do every upgrade during those 15 years….and this very important source of information goes directly into the Brochure so that all potential buyers can see at a glance that the home has been well maintained AND is WORTH EVERY PENNY OF THE LIST PRICE….and maybe even MORE!! (and in this case, we DID sell for OVER the asking price!!)
So please, to all you wonderful clients, whom I’ve had the privilege of helping to purchase or to sell….KEEEP YOUR RECORDS in one file….Maybe it should be labelled JILL’S FILE!! This way, when you’re ready for your next “move”, we’ll be a “step ahead” of the game!! You all know that
