November 2016 My Monthly Market Moment
Well here we are again! Another month of amazing and record breaking stats!
November 2016 Sales are UP almost 17% in the dead of winter!! (mostly because of the sale of townhouses and condos)
Average sale prices UP almost 23% to $776.7K compared to last November.
Oh and all these sales are taking place 35% FASTER! down to 17 days on market compared to 26 days last year!
Yes, we had some new listings …10% more than were listed last year BUT total listings were DOWN by a whopping 36%. So really, the cart is sooo empty, it’s impossible to imagine the increase in total sales is still in double digits. Thank the real estate gods for condos is all I can say!
And speaking of condos, the average sale prices in the city are UP by a HUGE 14% to $471K and November 2016 SALES are UP by a soaring 28%. People need somewhere to live . Condos and townhouses are the compromise for now, since semi’s seem to have vanished from the planet, and detached housing is almost as rare as the dodo bird.
